Good advice, Cathy. A lot of times the consumer believe that we somehow control the data on the Trulia "Estimate" section or the Zillow "Zestimate." To our frustration, we don't. Sellers should be aware that those estimates of value can actually be hundreds of thousands off. My favorite story is about a house I listed and sold in Riverside during the market highs in the mid-2000s. Zillow said it was worth approx. 325,000. It sold for 925,000. Zillow ignored that it was a gut rehab of a property that had been dilapidated! Zillow never saw the property.
