There's lots of bad news about the nation's housing market now. Is the Denver metro market going to be?

picking up fairly soon? Especially on the far-west side of the metro area, near the mountains? We anticipate wanting to sell in spring/summer of 2010.

Real estate is local, and recovery from the current slump varies, not only from market to market across the country, but within metro areas as well. There seems to be a decent influx of investors getting back into the market, and our overall inventory level has dropped in the last several months, indicating that sales activity is picking up, and prices may get better in the fairly near future. Forbes magazine just reported that Denver is the 7th best market in the country for home sellers and the 8th best market for home buyers. Denver is expected to recover this year with a small price gain and lower inventories. The rule in real estate is if you buy and sell in the same market you protect your investment.

There is alot of bad news, but let's look at it realistically. Todays market is a great time to sell IF you will be purchasing a new home after the sale. Why is this.....because it is the best time to buy and you will reap the benefits of the lower interest rates along with the current market values. If you are selling in what we refer to as a "sellers market "you will also be buying in a "sellers market!"! What does that mean to you a home that will cost you alot more money than in a market we refer to as a "buyers market"

FIRST ANSWER

Historically, Denver has always been ahead of the national real estate curve, and this is particularly true in our current market. Denver experienced the start of its downturn with the tech bust in 2001-2003, while the rest of the country was still experiencing double digit appreciation. Most indicators, like job growth and buyer momentum, show us that we have probably hit the bottom of our curve and we are headed toward a more neutral market, as opposed to a pure buyers market. Of course, we have no crystal ball, but you should be in good shape if you plan to sell in 2010.
