How long do homes typically sit on the market in this city?

San Anselmo is still a hot market comparably. Yes, there are fewer homes being sold. Yes, some sellers are still dreaming about the prices they want for their homes, and yes, some buyers are still sitting on the fence waiting for prices to drop even more. But, as with other micro-markets in Marin, if a house is well presented, well priced and well located (and San Anselmo definitely fits that category), the days on market should be no more than 30.

Like the rest of the country, San Anselmo is being affected by the Real Estate slow down. However, because it is such a charming town with an old-fashioned main street, great school system and distinctly pleasant neighborhoods, the market remains more robust here than in many other places. Well-presented homes tend to sell quickly and at, if not over, the asking price. We think San Anselmo remains a good investment and an even better place to live.

As this area the market is steady with average prices increasing, but the days on market increasing.

The real estate market in San Anselmo is robust and has been for many years. Understandably so with the quaint town, great schools, and good weather. Homes typically don't stay on the market for more than 20 days, but please realize there are different price points and circumstances.

FIRST ANSWER

San Anselmo is sought after, and for good reason. In a softening market it is important to buy into a location that has great desireability - which San Anselm has in spades. It is many's favorite Marin city. The best homes go in a snap so it is important to work with a company that does a lot of local business -many properties sell before they even hit the market!
