the Real Estate Market in Kentfield (Single Family homes and Condos) has been good in the year 2007: 78 Units have been sold compared to 55 in '06; the average sold price in '07 was $2,409,345 compared to $1,616,245 in '06; the price per Sq.foot was $792 compared to $693 in '06. There has been a slight increase on the amount of days that a home stays on the market. In '07, the average home was sold after 68 days compared to 57 in '06. For your knowledge the average sold price in '05 was $2,166,492; the units sold were 69; the price per Sq.foot was $729 and the days on the market were 73. For the first quarter of '08 here are the numbers: 15 units sold; average sold price $2,464,267; $825 per Sq.foot; 119 days on the market. For the first quarter of '07 the numbers were: 23 units sold; average sold price $3,035,011; $824 per Sq.foot; 111 days on the market. Kentfield with no doubt is a highly desirable place to live for its excellent School District, the good weather and great location. Although the market times have extended somewhat over the past year, the demand to be Kentfield continues to outweigh the supply. Appreciation has slowed in the last couple of years, but it is still strong and will continue to be so. This location is as good as it gets - with amenities such as parks and rec, great weather, proximity to SF, and a public school system that outscores most private schools. This is a high-end market and it's worth it.

Kentfield is highly desirable because of its schools, low/no crime status and upscale image, so quality homes here sell quickly (multiple offers are not uncommon, even in the current Real Estate climate) and prices have held firm, with a consistent upward trend.

Real Estate in Marin has traditionally been stable and rising, and within the County Kentfield is one of the 'swankier' neighborhoods. A substantial factor in its relative strength is the success of its public education, and the willingness of the local homeowners to support critical Bond Measures.
