There is a lot of talk of a softening real estate market. How would you describe the real estate market in Park Slope?

How long do homes typically sit on the market in this city?

Park Slope is a very desirable neighborhood that is still in demand and the homes/condos/coops have retained their value well, even in this market. While there are exceptions and you can sometimes get a price break (i.e., finding a very motivated seller or a situation where there is an estate sale or job transfer) it doesn't happen often. Park Slope is not the first place we'd suggest looking for a "great deal" when it comes to price. There are surrounding neighborhoods you can consider depending upon your price range, including WIndsor Terrace and Kensington. We are full time Brooklyn agents and we would be happy to help you in your search.

At this time, there is approximately an 8 - 9 month inventory of homes on the Brooklyn MLS. You indicate you are from San Francisco. If you would need to set up a time to come in, we can begin to look for properties in advance and have some lined up for you to view. Spring, 2010 was an incredibly busy time for real estate sales in Park Slope and throughout NYC. And it only got busier as the season progressed. Summer, 2010 has slowed down from the frenzied spring market, which is normal for the season. There are a lot of buyers who have been looking seriously for a new home for 6-12 months now. They are ready to purchase. And interest rates are at a historic low. When inventory increases in the fall it should be a busier time in the market again, which will be a mixed blessing for buyers as their will probably be more competition too.

The market is quite strong here in Park Slope. I have buyers who against my advice are trying to lowball and guess what - they lose out. It's a strong, solid neighborhood, much in demand, and therefore not declining. Manhattan is declining in price considerably more. Prices in Park Slope are not currently softening, due to constant demand. On the other hand, we are not seeing the astronomical increases of the last few years.
