The properties that are priced right, do not "sit" on the market - they havemany offers and sell in less than one month. If the property is overpriced, it will sit. The statistics are averaging in the short sales (that have to be on the market for a long time because of how long it takes the banks to work them) also. That makes the average DOM appear to be longer than it really is.
South Florida is expected to gain 10% in value in 2012 - according to National Realtor Association forecast. Overall, we are well underway. In many areas - although patchy - it is the seller's market now. Miramar is a good place to live in, but you need to look at different neighborhoods to get the best results in your house search.

Miramar is a popular home choice. As in much of South Florida, Miramar was developed from East to West, with the western-most zip-code being built last (33029). The market continues to decline but there are a lot of buyers out there as price points are half of where they were in 2007. If you are paying cash, watching and waiting may benefit you, but if you are going to get a loan... you should consider buying while the rates are still low because they will be going up.

Miramar Local Market Conditions..... Now is an ideal time to buy in Miramar! WHY? Great inventory, low interest rates (for those who need financing) and some very motivated seller's.... The homes are staying on market as much as 150 days; this allows the buyer an opportunity to find the right home at the right price.
It is hard to find available homes in Miramar as signs are prohibited in most sub-divisions.

Single family homes(new construction) sit on the market about 8 months. As long as a house can appraise, it can sell. Realistic sellers and financially able buyers can make deals happen in this market place.Townhomes are soft in this market right now. There is an overabundance on the market and prices are dropping. The majority of the deals are brought about by real estate agents.
