The properties that are priced right, do not "sit" on the market - they havemany offers and sell in less than one month. If the property is overpriced, it will sit. The statistics are averaging in the short sales (that have to be on the market for a long time because of how long it takes the banks to work them) also. That makes the average DOM appear to be longer than it really is.
South Florida is expected to gain 10% in value in 2012 - according to National Realtor Association forecast. Overall, we are well underway. In many areas - although patchy - it is the seller's market now. Miramar is a good place to live in, but you need to look at different neighborhoods to get the best results in your house search.
