I just had a foreign buyer with only an F1 Visa. I dealt with a lot of loan agents to try and find one who could make a deal work. I kept hearing no's until I talked with Richard at the Loan Story.
As to your question on the 1 BR's, I really recommend you get an agent. We can tell you not just the amount something sold for but also the factors that influenced the price such as unit location. We can also make sure we are talking about the same units (For example, 255 Rengstorff has one bedrooms of very different square footage and the price between these two size units is also very different).
