Sell now or wait until after the Superbowl?

WOW! What does the "Superbowl" have to do with selling real estate. It's one game on a single day. Don't think this is any reason to delay selling a property. This would be similar to questioning selling a property because of the weather prediction that it's going to rain this weekend! Doesn't make much sense, dose it?

No body should attempt selling until after the summer lunar equinox.
Buyers, however should be looking with great intensity immediately following New Years day up to the sixth full moon of the year.
Both of these are as relevant as the superbowl.

It depends on your market. Right now in the desirable school districts with low inventory, such as West San Jose and Cupertino Schools, homes are selling quickly and well.

I personally have 5 pre-approved buyers ready to buy homes today, and 2 all-cash buyers.

So I can tell you that qualified buyers are out looking now, and few of them care about the SuperBowl when it comes to choosing a home. It's more likely to be sellers who want to wait til after the SuperBowl so sell!

I was out on broker tour today in Marin County and if you have a desirable property to market, and it's under $2MM, I got the sense you should be on. Of course all real estate is local, but inventory here is low and my pre-approved buyers are still very motivated. The SB is a blip and even if the '49'ers get there, hold the open on Saturday if necessary...

Our local market is very brisk. With low inventory and continued strong buyer demand sellers are doing well now and should continue to do so for some months to come.

Spring and Summer are busy times for selling Real Estate. Superbowl not withstanding!

Some things to consider and discuss with your realtor: 1. Where are you moving / is that home ready? 2. Is your home ready to list on the market now / this week, or are there pre-sale activities that need to happen so it won't be ready for a few weeks anyway? 3. How many other homes are on the market today, that compete with your home? 4. What has activity been like on similarly priced homes in your market? Are there multiple offers, so there are multiple buyers looking right now?
