Property value increased in Pleasant Hill after downtown area was built?

I heard that property prices rose in Pleasant Hill rose up after the downtown area was build, and that before that, it was on par with Concord in terms of pricing and desirability. Can someone confirm that and/or give me some real world examples of how a home's value changed?

I'm looking to buy a home out here and like San Ramon; I've heard it's boring to live there, but I kinda like it. I also heard that there's a downtown area planned and approved (although it's on hold right now). I was just wondering if that might be a factor in home prices going up down there in X years?
