Hello,
We are looking for a single family home in the 94087 zipcode with good cupertino schools. What would be a reasonable price range for a 1500 sqft 3/2 home in good condition?
Hi, good morning.
You've gotten some great input so far regarding pricing and availability of homes.
If working with a buyer with this question I would first ask if the 94087 area was an absolute requirement. Also are Cupertino schools the only ones you would consider.
94087 is served by 2 elementary (K-8) districts (Sunnyvale and Cupertino ESD), 1 unified (K-12) district (Santa Clara Unified), and high school (9-12) districts (Fremont Union). There are a variety of price points that correlate with the school performance areas.
Some areas within those criteria may put you in some areas where the high school performance is not up to the level of the elementary feeders as is the case with Fremont High School being fed by Cupertino Elementary. If you are mostly concerned with elementary performance, then this might be an okay move.
Some parents are most interested in the language immersion program (CLIP) at Meyerholz that is available to all areas served by Cupertino Elementary whether in Sunnyvale, Los Altos, Santa Clara, Saratoga, or Cupertino.
Outside of 94087 there are a number of great performing schools in attractive areas. However commute may be a concern, so that would be another factor. I’d be happy to help you explore those alternatives.
I'd love to spend some time speaking with you about your overall goals and how you might achieve them.
Thanks,
Patrick

Actually, there are only 14 homes for sale in the 94087 zip with Cupertino schools. The others are either Santa Clara schools, or sometimes Cherry Chase, which is a great elementary. In any case, if you just want Cupertino elementary schools there are 2 homes under 900K but both are less than 1400 sq ft and in reasonable condition. The homes with 1500+ sq ft sart in the mid 900K range and go up from there. You should expect to pay between 950K and a million right at this moment because the inventory is so low. A few months ago there were plenty between 850K and 900K, and if you would be ok in a smaller home you culd still get that now.
Good luck! Marcy
Hi Svlbuyer,
If you want single homes with 3 bedrooms and Cupertino Schools they range from $825,000 to $1,048,000 however they are 1300-1400 square feet. While Cupertino is an excellent school district there is still a range of schools in that district. So you may want to clarify what you mean by good schools. In addition the price will vary on what your high school boundary is.
The lower $74900 quoted was Santa Clara Elementary District. .
Cupertino School District pricing is not the same. For example homes in the Nimitz Elementary School is an API of 852 will be less expensive then homes in some of the schools that have API scores over 900. Cupertino Union ranges from Nimitz API 852 to Faria which has an API 996. You will see a difference in the price per square foot depending on your location. The High School district also has a wide range so you need to be clear on what you want from good schools.
I have a blog and you if you look at the category schools I have written up information on schools and also links to the API scores and school district information. I have a wealth of information on the different boundaries of the schools in Cupertino School district and all the school districts in Santa Clara County.

As of this morning 51 active homes in the 94087 zip code ranging in price from $685998 tp $1,588,888. The lowest priced 3/2 is $749k and although has some upgrades appears to need further work. At $775k there is a 4 bedroom 1683 sq ft home that was just remodeled. If you need a complete list of all the active homes just email me. Thanks, Glen
