I just completed a study in this area for all homes in Northwood. The data shows a decline of around 4% from the prior year and a 17% increase from the prior 4 to 6 months. When compared with last year, I'd say your market area is stable and there will be no reason to make a time adjustment. 3% to 4% change in prices is typical. Now if you are comparing your new appraisal with your current one, look at the appraisal and the comps to see which appraiser used the best, most recent comps and go with that. Hope this helps.
