in the last 6 months 115 residential properties sold in Crowley, Texas.
Of these the average selling price compared to listing price was 97%
The lowest was 80%, the highest 112% (actually above list).

The variations are due to a lot of factors and cannot be used to determine what a house would sell for. Typically, Realtors price houses slightly above the anticipated selling price to allow for negotiations. Homes that might be foreclosed are listed as "short sales" near or even below anticipated selling price.

Those that sell above list the buyer wanted additional things paid for by the seller and the value of the home supported the additional price.

That question sounds like a person who is analyzing how fast the grass grows to determine when to cut the grass before a hurricane floods their home.

Follow these rules to better understand real estate:
1) never allow averages of anything cloud your mind with what is good for you
2) there is no such thing as an average ratio of anything.
3) Base your asking price on Actual solds and 10 % less than whatever it could appraise for...and nothing more unless there is something REALLY special about the subject property

Remember it is called Real estate, not dream up numbers estate.
