Hello Mary,
I would like to welcome you in advance to Sweetwater, which is where I live. Also, the office I work at in Athens has a list of people who have rentals. I would be happy to email this list to you, and answer any questions you may have about the area. My email address is cathymckee@charter.net.

Hi Mary,
Very often a landlord or property manager will not know much more than 30 days in advance when a property will become available, if you'd like you can contact me when your plans firm up a little, I think I can help you find something to suit your needs.

Mary,
You are ahead of the curve and have some time to work with. Congratulations on planning ahead!
Here are 3 sources to find a good property management professional to help you out. I know I may be prejudiced, being a REALTOR, but my best advice is to contact one or several Real Estate sales offices in the area where you are relocating. Some offices have a property management dept and some do not, but I'll bet that they know who does handle rentals and who has a good reputation in the community. Ask how many properties they are managing.
2) Subscribe to the local newspaper for a few weeks, or go to their online edition and surf the housing ads.
3) Ask the natives! Family or workforce aquaintances in the area are good referral sources. WHo would they reccommend?
Who's name comes up from several sources. They are a good place to start. A good agent will referr you to someone else if they don't have anything that fits you. That's just good business.
Good luck!
