todays market. There are not many comparables- UES coop, 1bd, 1ba, 800 sqft, 500 sqft terr, PH, but could use updating. I paid $765K in 2004 for similar size, but larger, wraparound terrace, lanscaped, new marble bath, renov kitchen, 850 sqft... much nicer layout. They had trouble finding comps when I bought and I am sure the market has changed the game with so much new condo inventory in the E 80's. Any advice?

Hello Amy,

That a great question. In today's market getting an accurate idea of a property's range of value is more difficult than it was just a little while ago. Giving you a price per sq ft. for co-ops in the UES isn't going to give you any type of real idea of the value of the property. The value of a property on Park Ave and York Ave is going to be dramatically different even though they both fall under the UES. Prices are going to depend on the specific location, type of building, this partucular unit has a lot of unique features which you already stated make it more difficult to find like kind comparables.

If you would want to email me a link to the property I would try to give you the best idea that I can without seeing it in person as to a range the property would sell for in today's market.

They have psf by building. I do caution that buyers will try their hardest to take advantage given the current market conditions, ie hard times to sell.
