What are our chances of selling our house in about 3 months if we price it right?
There are 3 things that sell a home in any market; Condition, Marketing and Price. You the seller are in control of 2 of those...Condition and Price. Your real estate agent is in control of the third, Marketing. If all 3 are of the above are better than the comparables (solds and actives) making your home in the market not just on the market, it should sell.
the truth is.....hundreds of realtors will take a 3 month listing, not charge you for advertising, suggest a rational price...
and if it doesnt sell, guess what? You walk anyway.. So?? What exactly are you offering?
The reason people like Craig (who I have not formally met) and myself survive strangely enough is by telling customers the truth..for it will set their mortgage free...
1) Study the ACTUAL SOLDS, not pie in the sky "I'm gonna make a million on this house" dreams.
2) Base a price on these real numbers.
3) Constantly monitor the marketplace, not our nails.
4) Respond by continually adapting marketing to keep interest and get the house sold.
If it is not priced right (based on comparables) , I either don't take the listing or I have the seller pay upfront for advertsing.
So if it is at a price that is fair, they walk without paying anything, I pay for the advertising.
But why am I explaining to you, I just wanted to mentioned that your post are humorous, and everyone sees right through you.

There are some great bargains in Kenner! Many of these wanna list your house agents will tell you anything you want to hear to get that contract!
