If you divorcing and have attorney representation, you should be using a real estate appraiser to give you this information. If a realtor gives you information, and it is contested in court, unless that realtor is an appraiser, his/her information will carry less weight.

Are you doing an equitable distribution settlement? Ask your attorney to work with your soon-to-be ex spouse's attorney to hire one appraiser who will work "without prejudice". That way you can save some money but also get a reliable report. Realtors are realtors - they are typically not trained in the same way that appraiser's are trained. A certified appraiser will be necessary to give expert testimony if the court requests such.

As a certified residential real estate appraiser for 16 years, I would be glad to help you if you have some questions or need the services of a certified appraiser. I also work closely with a Certified Divorce Financial Analyst. He does not charge for his consultation and would work with your attorney in providing information regarding future value of your assets, etc.

Going through a divorce you can wind up sliding down a slippery slope - protect yourself and your share of the assets!!

Diane,

I would suggest to contact the agent that has your house for sale. The information is easily accessible through the MLS. If your house is not on the market yet and you are looking for an expert referral for your area, let us know through our site below.

Which means you would need an appraisal. I can give you a list of homes which have sold in the area, but how would it be figured out what your home is currently worth. Get an appraisal done, which could cost a few hundred dollars. Or, if you want to try, "interview" a few real estate agents in the area. They can give you a CMA which will give you a price range of what price your home should be listed at. From there, you can figure out the best price. But getting an appraisal should be used in this case.

Hope that helps,

Terrence Charest
