My home is 4sale in Loomis, 61 days, and for the last 3 weeks noone has looked at it. Is this typical now?

I am told that this is region wide that no one is looking at anything because of the uncertainty in the market. I just want to make sure that this us what other realtors, home sellers are experiencing before we decide our next steps.

Hi Nicole,

Is it a short sale or a regular sale. I only work with Short Sales, and in my experience if no one has looked at it it maybe listed to high. Any house will sell for the right price. When you listed the property, how did the listing agent put in the showing instructions, is it by appointment only, are they receiving the calls? Is your agent a Listing agent or a buyers agent? How much experience do they have. I don't mean to indicate that your agent is not doing their job, but unfortunately, when a house has not been viewed it is a problem. You should always interview anyone that is going to profit off of you that includes attorney, CPA, any professional. Best of Luck, if you want to discuss and get my point of view, I am available.

Not at all! In any market, properly priced and properly marked....your home should sell in 45 days. I suspect there may be a pricing issue...especially if no one is looking at it. What is your Realtor telling you?

I think what you keep hearing, Nicloe, is that there is no market or home condition in which a price adjustment will not sell the house.

If at all possible, lower your price.

This market is tough.....

If your home has been on the market for over 2 months, with little to no activity, the best course of action is to lower the price. Additionally, if you home is getting numerous showings but no offers, the best vourse of action is to decrease the price also.

In our market that is typical, only the REO's are getting showings and selling. Seems buyers are looking for bargains and the REO's are usually the best deal. Patience is King now!

Average Days on Market for homes that sold in 2008 in Loomis 95650 or went pending was 114 days. The shortest time on market was less than a full day, The longest time on market was 744 days ( over two years )

Though houses are commodities, every house, every sale, every marketing plan, every transaction is unique. What you have experienced is common, if not "typical"
It is not unusual to go weeks without a showing and then get multiple offers in the same weekend.

I looked at your house's pictures on the MLS. It looks nice, it has a good location near Folsom Lake, and the pool could be a plus for some buyers. I wish you the best of luck selling in this tough market. I'll keep it mind for any Loomis buyers that might come my way.

Irregardless of the election and "slower months," I have showings just about every day on most of my listings. If the property is well-priced, the buyers will be looking. If you have not looked at a price reduction yet, I would suggest doing so.

Oct, Nov., Dec., Jan., Feb. are usually slow months for home sales. Home buyers are also waiting till after the election
