I have seen recent appraisals on similar property in that area ranging from $27k to $30K per acre. Needles to say, a host of factors go into determining those appraisals. Comparables, frontage, zoning, topography, condition, etc.

Please send some specifics on the property such as:
1) Flood zone
2) Is it all one parcel?
3) What town, and is it in city limits?
4) One then has to consider what is happening in this specific town, and then
determine the best use of the property.

You can then go to an appraiser to get a better handle on what to do with this property.

To answer your question you need to consult with an appraiser. Depending on the need (use) for a value would determine what type of value your are seeking and the appropriate method to use for arriving at the value. If you are planning on selling the property you may also need the value at the time it was given to you and in what manner you received it for tax purposes (capital gains, inheritence, future estate, real estate, gift). The type of zoning would also have an effect on the value along with its highest and best use determination based on location and the surrounding usage and development of the area. Plus the availability or access to utilities and/or distance to the nearest utilities and if the property can be split. There are a number of factors that need to be taken into consideration and data to be gathered for analysis before determining what it is worth. Again your best option is to consult with an appraiser.

tell us a little more, address, zoning, do you know the lot size, is it a corner, are there any buildings on the property?
