Multi-Fam invest Greater Hartf? Some areas are cheap (New Brit) others not at all (West Hartf where cap rates don't work). Prices still

falling? It appears that stronger areas like West Hartford, Newington are going to have to make sharp corrections to get their cap rates in line with reality. Are the nicer areas in New Britain able to rent? Their school system, social stability, and infrastructure is a mess. Thoughts?

The best thing to do is check the current rental prices in the area. If you are concerned about an area, your Realtor should not be telling you that a certain area is a better than another area. As a potential buyer you should check with the ploice dept. to see if there have been many crimes in that area. If you are interested in schools, you should check out http://www.greatschools.org. Once again a Realtor should not be talking to you about what school systems are good or bad.

If a Realtor is mentioning any of these items it is unethical.

Use the web as much as possible. Do birdsyeye views, do aerial views, etc. Use google street view!! There are so many choices for you out there. If you need any more help feel free to call me 860-985-5816. There is no pressure for free advice!!

There are some decent parts of New Britain - near CCSU, Stanley golf course, Westfarms mall. Newington and West Hartford mostly attract owner occupied buyers because of the school systems. And both towns have very low multi-family inventory.

Have you looked at Bristol, Middletown and Windsor?
