Market Value for a 1/4th acre in Oakland,FL???? What is it??

We have an opportunity to buy a lot from a friend. We have danced around price a little. Their perception of the worth is higher then I think it will be. We've talked about 100k-125k. I think it's probably worth less then 100k. Are there appraisers just for lots?

Can I get some insight from someone that knows the area? Oakland FL is a few miles outside of Winter Garden, FL. I do know there is a new development going in, not too far away from where this lot is (about 1/2 mile away) called Oakland Park. Those houses start in the 600k range. More insight..
I know my friend paid 40k in 02' for the lot, but, by them selling to us (regardless of price) .. they would be doing us a favor b/c there isn't any more land to be had in Oakland.
We want to use the land as our equity to build the house.

I am a Winter Garden realtor and I agree with the other posts. You need to get a certified appraisal. If you plan on financing this lot purchase you will probably need one anyway. I would contact your lender and ask for a list of their approved appraisers. Let them know what you're trying to do and have them order the appraisal for you so that it isn't biased. Oakland is a beautiful community and nearby Winter Garden is one of the fastest growing cities in the state. Property values have dramatically increased in those areas and buildable land that is surrounded by nice homes is hard to come by. If you need more help I can do some research on recent land sales in the area.

I live in Oakland, just moved here a little over a year ago. Lots are that expensive in Oakland, it depends where. In the area of oakland i live in there are 4 lots, going for $150+ each, mind you they havent sold but they are asking that much. I know a few people that bought their land in oakland approx 5 years ago for $20k-$40k and sold them recently for over $100k. I kick myself for not moving here earlier.

Oakland is a great city, I love it. If you do get it professionally appraised please post what the results were, I am interested as well.

We are actually going to be putting our house up for sale in the next month or so, nothing to do with the area just moving back up north for family reasons.

Orange County is out of my service area, an Oakland REALTOR should really address your question. I'm sure one will come along soon... For now, please re-post and indicate particulars about the lot: what are the dimensions? Is it in a platted subdivision? if yes, what type of amenities does the subdivision offer? Or is it a lot in an established neighborhood? Is it near a lake/park/school, etc.? Is it a corner lot? larger than the rest in the neighborhood? Does it have a view? Is there anything negative about it--like: it's next to the retention pond? It"s smaller than most others in the neighborhood? will it have to be cleared? Leveled? Oh, lots of stuff like this... What ever information you can think of--the more specifics, the better! Best of luck and happy hunting!

P.S.-A paid appraisal is probably your best bet--especially since you're buying from friends.
