Some builders will entertain this option. Many builders need to get rid of inventory, and are struggling at this point. If you present an offer to them that lowers their monthly payment, and will get them a reasonably priced listing, they may consider it. In my experience, the buyer will need to price their home about 10% less than appraised value. That will give the builder some incentive to trade. He will probably list your home immediately with a realtor, and that will cost him 6%, so he is gaining 4% if he sells in immediately.
