Plymouth is always a good bet, especially in the Wayzata School district. Victoria seems to be growing in popularity.

Lakeshore seems to hold up the value of new homes better than anything else. The most popular lakes are in the western suburbs. See some of our listings on Zinnrealtors.com. We have 10 lakeshore homes in the western suburbs currently on the market.

There are a lot of good answers to that question - but the best answer depends on what you are looking for in a home, community, schools, your budget and lifestyle and your time frame. In the western suburbs, you might consider Eden Prairie, Chaska, Chanhassen, Minnetrista, Victoria, Plymouth or Maple Grove. In the south, Savage, Prior Lake, Lakeville, Eagan or Inver Grove Heights. In the East, Woodbury. The metropolitan area is large so you may want to consider narrowing your search to focusing on a quadrant that gives you a reasonable commute to your place of work.

Heidi, there are so many good locations and builders in the Twin Cities it is hard to list them all. You might want to take a look at the "Parade of Homes" website listed below. This will give you a feel for the area. The next Parade of Homes is from February 9 – March 16, 2008.

It might also be a good time to plan a visit if you can...

First of all make sure you have a genuine custom builder. Review their service, plans, completed projects. A good place to review builders and sites in Minnesota ishttp:// www.paradeofhomes.org

Hi Heidi.....

There are many nice areas in the Twin Cities that would support and have available land for the building of a high end custom home. I take it this would likely be a job transfer, so proximity to office location may be a consideration. The aforementioned Minnetonka, Eden Prairie, Maple Grove, Medina and more are great options on the west side, while Afton, Woodbury, Stillwater, Grant, Lake Elmo, Baytown are just a few to mention on the eastern side of the twin cities. There are a number of fine builders in either locale, east or west, that I am very familiar with. I'd be happy to discuss options further with you, if you'd like. Please contact me through my website, should you have questions I can help answer. www.toddnorsted.com

Thanks for your interest in our Twin Cities!
Todd

If you're willing to go to Wright County, there are awesome lakes and acreage to stake your claim. What do you mean by "good"?

Heidi,

Here in Minnesota, luxury homes are often associated with lakeshore. In the metro area, Lake Minnetonka is the largest, having a majority of homes in excess of $1 million. Currently the highest priced home on Minnetonka is $7.35 mil, but over $14 mil is not uncommon. There are now 22 lots available on Lake Minnetonka, ranging in price from $350,000 to $6.2 mil.

Prior Lake, which is a bit closer in and somewhat more accessible, particularly in the winter, does not command such high prices as Minnetonka, but is still a lovely lake with many gorgeous homes. There are 3 lots there from $399,000 to $650,000.

For the most part, lakeshore within the city limits; e.g., Harriet, Calhoun, or Lake of the Isles, is limited by virtue of the land available upon which to build. There are some truly spectacular homes on these lakes, but the prospect of building a home would be limited to lots available, of which there are currently none.

If lakeshore is not something which is appealing, the suburbs of Wayzata, Deephaven, Orono, Tonka Bay, Minnetrista, Medina, North Oaks, Edina, Sunfish Lake, and Stillwater would be areas about which to inquire, depending upon other considerations, such as proximity to work, schools, recreational opportunities, or even builder of choice. There are over 270 lots currently available in these areas, with prices ranging from $500,000 to over $6 mil.

As I'm sure you're aware, we have a strong buyer's market here in the Twin Cities and many builders are willing to work a bit harder for your business, whether that be based upon price, extras, or other considerations.

I hope that helps.

Bob

Heidi, I think the western suburbs are a good choice. Eden Prairie, Medina, Orono, Maple Grove. It all depends on how high end you want to go. If it's over a million Minnetonka, Medina or Eden Prairie can support the price.

Heidi, I was looking and Lake Minnetonka, Eden Prairie, Edina, Wayzata, on any recreational lake, on any of the city lakes, and on a good sized lot are the best options. You also may want to think about some of the options that allow you to work with the sub-contractors yourself. I know 10 clients that have ended up with 100-300k in equity when their luxry home was done. Contact me if you would like to go over the questions that might make you a good candidate for this. It depends how high end you are talking, I have several clients building homes a little under 1 mil in Minnetonka and Maple Grove in some very good areas. Also, high end builders are a litle slow right now along with the market so you can get very personal attention from the right builder.

If you are looking for an affluent area to go with a custom built luxury home, Lake Minnetonka might be a good area to consider. Currently the two highest priced homes on the market are located on the lake. You might also consider Wayzata, Prior Lake, Minnetrista, Chanhassen, Chaska, or Credit River Township. These areas all have land available in which to build a great custom residence, and have seen recent building of high end luxury homes. If you would like a list of custom home builders, I would be more than happy to provide a list of local Minneapolis builders who specialize in high end homes.
