I just spent two days with a customer showing land in Rotonda West. There are great deals now. People are shopping and there is a lot to choose from.
Just sampling White Marsh and Pine Valley, the sections with the newest homes, we see:
131 active in White Marsh and Pine Valley. Median asking, $49,900
10 Sold in the last 6 months, $22,000 - $85,000, median $33,333.
Here are report links to active and sold listings so you can compare your lot to these. Each lot has some different attributes. There were adjacent lots on Tournament that sold for $85,000 each. I guess the guy relly liked them. There is a waterfront lot on the same street asking $21,000. People ask what they want and buyers pay what they think it is worth. To have a realistic chance of selling you must be competative in your pricing. Unless your lot has something that will set it apart, it would not get much interest if listed above the median sold price.
