Is this a fair estimate for property taxes in Mansfield for this price of home ($262/monthly)?

They are correct in you speaking with a lender or the appraisal district for a more accurate tax value.

But, I would like to advise you based off of homes that I have come in contact with in the area. Based off of my area knowledge I would estimate that taxes on this home will run in the range of $8700-9400 a year due to the size and possible purchase price. If that is the case you would be looking at a tax payment over $700 realistically. Currently, the home is only being assessed for the Land only and not the house.

Chris, a quick rule of thumb, take the price of the home (x) .03 then divide by 12. Your tax could be around that number ($785). My clients need to know real numbers, even if estimated a little high. Our lender will always provide the exact number.
