I want to build new homes on the east side of Madison County, near Lake Graham. I am trying to do my homework and am using any and all resources available to get answers.

It's not that I was bored, I just thought a question about the Jackson market should only be answered by a Jackson real estate professional. I too know builders in the Jackson area. In fact, I know most of them. And even though it is true that larger homes have slowed from their previous pace, there are new ones started each week. There are also new deveoplments that have begun even after the slow down. The new construction market was bound to slow down here because it was growing at an unbelievable pace. I know the largest residential developer in this area and he is still looking for new developments to begin and exisiting ones to expand. The right project can and will work if it is planned properly.

The original poster is bound to be long out of the real estate game at this point. And asking investment questions on Trulia is not a good sign either.
Jackson (and North Jackson) is in the middle af a large slowdown of the upper end homes (i.e. 3,500 sq/ft) at this point. The builders with them still sitting are looking to move them out and certainly won't be building any more for now. I know a few of the Jackson builders and hear the stories.
However, there are still a lot of people in Jackson who are doing well and are looking to buy. A young doctor in Jackson can get a great deal.
Traditionally, new developments on the East side of Madison County are slow moving. Most of the growth in the area is North Madison or South East Gibson County. At melissadata.com at the top of the page click "lookups" under home sales you can see the # of homes sold as well as avg. sale price for a given zip code, no sq. ft. info. but it will give you an idea of activity on a month to month basis going back a few years. Hope this helps!
