It is common that the fial price of a house is less than the listed price. My recommendation would be the following: 1. Let's sit down and discuss your needs & wants in a new home; 2. Simultaneously schedule a showing of this home AND work on getting you a pre-approval for a mortgage.

Getting the preapproval is important so we can demonstrate to the Seller you have the wherewithall to purchase the home...!

After our visit we will review recent sales of comparable homes in an effort to determine "market value" in preparation for submitting an offer if you'd like to take the next step.
