Greetings from Estes Park,

Our market is just beginning to heat up, right on schedule before our busy summer season. According to IRES, our local MLS provider, our median prices have held steady, with total volume down in 2008 from 2007. It looks like we are on track for a good summer real estate season here in the mountains.

Some of the things that keep Estes Park stable in the face of market fluctuations is its close location to the Front Range, DIA, and a large percentage of homes that are not mortgaged.

John,

Thanks for your question about the market in Estes Park. I'm sorry I didn't notice your question sooner, but I just stumbled upon it today.

The market is relatively strong in Estes Park. The number of sales has dropped a bit this summer vs last summer but our median price is staying fairly flat for the last while. My opinion is that there are some good deals to be found, but the majority of homeowners are willing to wait out the dip in demand in order to get their price.

I do keep updated stats available on my web page http://www.homesinestes.com. Check out the link to the local area at the top of the page. You'll find all sorts of stats regarding the Estes Park Real Estate Market. Feel free to ask me more questions if you have any.
