Is the market really bad right now, or is it just my property? We had regular traffic earlier this year.

Norm across the states the busy season is from April thru end of July, August many families are busy with back to school activities surge for Sept thru mid Oct. holiday season possibly thru end of Feb. Your agent might want to exchange out pictures, description, does your home have curb appeal? Not knowing list price of your home can make a difference $350K and up families need to qualify SOME FAMILIES across the country have decided to cut back on amount of home and purchase a home less in value. Sorry to hear you may have problems.

It is because earlier in the year your house was listed with another Realtor who indicated in the listing there was a one car garage. You current listing will not come up in a search for someone whose search includes a garage because that field shows garage - none. If you have a garage it should be indicated and if it needs some work I'd not indicate that in the listing unless it really has to be torn down. (You might also want to check the room sizes on the 2 listings - did your bedroom shrink? )

PRICE is king!
You say you had regular traffic earlier this year. Did your realtor give any feedback to the comments or recommendations as to why the buyers were not putting pen to paper? How much earlier in the year did you put your house on the market?
Right now we are in vacation season so everything slows down until the children go back to school.
The market typically picks up after that. So listen to what your realtor has to say regarding marketing your property. You may or may not like what is said.
Some points to remember and re look at your house unbiased
Do you have clutter? can you see the corners of the room? do you have too much furniture? Now is the time to go through everyhting and start packing away and getting rid of stuff. Buyers do not mind boxes in garages or basements they see you are serious about moving
does your house have curb appeal? Been putting off lawn care or shrubs need sprucing up? now is the time to do it. Color at the front door is very appealing whether you paint your front door or put pots of colorful red and yellow flowers are very cheery and inviting.
