Houses in Slidell are currently selling when priced at or slightly below current market value. If priced above market value, however, you will experience a longer wait on the market. The appraisal you are referring to, is it recent? If the appraisal was performed more than six months ago it is no longer a useful tool when pricing your home. If you are listed with an agent, you can request some recent comps from your agent as well as a view of your current competition; active listings in your subdivision. This will greatly help you to realize the current market value of your home. From this information, you can decide whether this market is the right market for you to sell. If you are willing to reduce your listing price to current market value, I think you will be pleased with the market's response to this; you will see an increase in showings right away. If you are not listed with an agent (FSBO) I'd be happy to provide you with these comps.
