Hi Roy,

In the majority of the cases the COA fees are not included. Something else to be aware of if you're looking I'm the greater downtown Columbus area is if the taxes listed are under an abatement and if so, when the abatement will end and what the taxes will look like when the abatement ends. It makes a big difference. If you need assistance, please contact me, I'd like to help!

generally speaking no, because you owe those directly to the association every month, the lender though when determining how much money you can borrow, will consider that amount as one of your monthly obligations....
Hope this helps...

Hi, I agree. HOA fees are most often not set up in escrow to be included in your total monthly mortgage payment. Not like your homeowners insurance (H06; walls in policy) and property taxes would be. You'd pay your home owner's association directly if not monthly then qtrly or annually depending on their bylaws. If I can help answer any add'l questions, I'd be happy to. HOA fees are NOT included. 1.3% is calculated in the Trulia calculator for taxes and insurance.

At 4.5% interest amortized over 30 years and the current list price of $215,000 with 20% down:

$871.50/mo is the Principal & Interest
$231/mo = condo fees
$372.75/mo = taxes
$30/mo = insurance
$1,495 = Total estimated payment
(*w/o Mortgage Insurance and this is a general estimate for demonstrative purposes only which has a lot of variables such as your credit rating, income, expenses, etc. I can connect you with a mortgage specialist who can give you an actual quote and more accurate work up based on your specific financial situation)
I recommend playing with a mortgage calculator online such as:…

Let me know if I can help. I've been specializing in downtown and it's surrounding neighborhoods for almost 20 years. I'd love to lend my local expertise!

My best,
