That is about the value. Although, there are more factors involved in determining your pricing. Is this a co-op? in one of th eolder buildings on the Concourse. What is the square footage? the amenities. The values in Concourse Village have increased over the past 18 months to a tune of 35%. Many people are anticipating the new Improvements to the lower Concourse area, however, that is more specualtion than reality. New Stadiums does not raise values, sales of housing raises values!. However, there are great buildings, such as 675 Walton Avenue and 800 Grand Concourse, that does not have the size that you are talking about. I know a Walton Avenue apartment, 3 beds, 2 baths, that sold in 2006 for around 435k. So, on the surface, if you did not buy your unit yet, it will be gone!
However, there are other questions that have to be answered when buying any aprtment, especially a co-op.
