Hey there Bill,

I think the question you should think about is: Is now a good time for YOU to buy a house?

Is this something that you're doing because you keep hearing about all those "deals" out there? Are you trying to keep up with the Jones or are you seriously needing to upsize or downsize from you current home? Do you have stable income which will allow you to purchase a house? Have you been saving up or do you have an equity postion in another house? Is this going to be a long term purchase or are you looking short term? Is this going to be your primary residence or is this a second home? All these questions need to be evaluated.

Only YOU will be able to decide whether this is a good time to buy. Obviously the interest rates are at low levels, so if you have a good credit score and have a substantial downpayment, you can lock in a great rate. In addition, there truly ARE some quality buys out there in this market. You may be able to negotiate with a motivated seller or bank to acquire a very nice house.

***You also have to take into account that Real Estate Agents will almost ALWAYS say that ..."It's a great time to buy!" It doesn't matter whether it's a buyer's or seller's market for them. They are Salespeople and they get paid only when someone buys a property. It would be pretty much the same thing as asking a Stock Broker if now is a good time to buy stocks. His/her answer will usually be, "Of course....stop into my office and let's see what we can do for you." He or she gets paid if a sale is completed.

If, after you educate yourself on your current financial situation (probably with the assistance of a mortgage lender), you decide that you feel confident in purchasing a property, then start searching yourself and buy as a Private Individual or enlist the services of a Professional and hard working Real Estate Agent you feel comfortable with and that you feel will do a superior job for you. The Agent you choose will have valuable experience in Hendersonville, and can assist you from start to finish.

It all boils down to why YOU want to buy and will your personal financial statement allow you to feel comfortable with your decision to purchase.

As long as you're not planning on turning around and selling quickly, there'll probably never be a better time to buy a house in Hendersonville. I'm a realtor who lives in Hendersonville although I'm affiliated with a broker in Murfreesboro. If your investment is long term, minimum of 5 years, and you're patient to wait for the market to turn as it always has, you're property should appreciate in value and become a wise investment. There is a variety of property styles, price ranges, and locations that I'd be happy to work with you on. Hendersonville continues to grow but the area offers amenities that cover just about everything one could want in a residence and location.

Hendersonville, TN is a wonderful city, with established neighborhoods as well as new constructions. The Indian Lake area is seeing massive growth with the new commerical developments being added over there. Gallatin is also having a lot of positive growth economically. In general, it's a great time to buy, particularly if you have good credit. It's definitely still a buyers market, so it's not a bad idea to get in, while the getting is good!

Yes! Hendersonville is experiencing growth and is really changing. There is a good bit of inventory on the market, so you will have plenty of options. Plus, with higher amounts of inventory and competition, you will run into more negotiable or motivated sellers that may allow you to get better deals than at other times. You also have quite a bit of new construction in Hendersonville as well, which may also be in your favor as well. I just helped someone get an amazing deal on a beautiful home there that they wouldn't have normally been able to afford, but because of inventory, builder motivation, and the market...they were able to make a great investment. And there were lots of other great deals out there!

This is a great time to purchase a home. We believe that you don't need to as concerned about prices going up as you do about the inventory beginning to thin out. Prices should stay flat for at least another 2-6 months but what is beginning to happen is the better opportunities (and better homes) are being sold. We have a wonderful client in Franklin who put an offer on a nice home just tonight. They created a short list which had 7 homes on it. Before they could arrange the tour with the referring agent, two of the homes had sold.

the short answer to your question is...YES!!!!! We are in a buyer's market in middle Tennessee and it's a GREAT time to buy a home! There are many choices and sellers that are motivated are ready to deal. While interest rates are still low, make the move! BUY NOW!
