Is Sunnyside expected to appreciate?

Every single thing about US Housing is flashing green with household information rising, low inventory and affordability hovering at record highs and of couse Denver should be the exception. Nationally home prices has been steadly been growing for the past couple of years and is expected to double every year for the next five years.

According to the MLS the average sales price in Sunnyside in 09 was $239,700, in 2010 it was $253,370, in 2011 it was $280,500. So far this year the average sales price is $246,000, but we are only in June :) I think its a strong neighborhood, but of course no ones knows what will happen in the future.

Most of the neighborhoods in this area are doing well. Anything alond the 32nd corridor, from DT out to Golden, has done well. It depends on what your are looking for but the Regis, Chaffee Park, Berkeley, Sunnyside, Highlands, Sloans lake, Edgewater, Applewood are areas to consider.

Hi Steinwasj001: in good markets, an area like Sunnyside is referred too as "Up and coming." And from 2008 thru 2010, when the market in this area was experiencing some change, it was considered "in transition." Sunnyside has potential to increase in value - as it has been, the question you might want to ask, is "are you looking for everything in the NW Highlands now?" Or are you looking for a long term gainer? Would love to know more about your short and long term goals with this location. - Bob

Good question. Yes sunnyside is expected to 'continue' to appreciate over the next year and the next few years to come. It's proximity to the Highlands neighborhoods as well as Downtown Denver is the catalyst for the growth, development and appreciation we are seeing now. Sunnyside appreciated 11% in 2011 as seen in the map link in this blog - It is becoming one of the top areas of interest and redevelopment in the city right now. It already has been... I think anything bordering Highlands (Sloan's lake as well!) is expected to appreciate.
