Is Mission Grove considered part of Canyon Crest? Are houses going up in that area or down?

While they are very close in proxmity they are two different areas. Canyon Crest is down the hill while Mission Grove is between Canyon Crest and Orangecrest. Canyon Crest is comprised of mostly older homes, while Mission Grove has homes that are fairly newer (mostly built in the 1990's). Both of them are part of the 92506 area code. Mission Grove is usually more desirable than Orangecrest because most of the lots are quite a bit larger.
Homes in these areas are going up and going fast! There are multiple offers going in on these homes. Not only are they part of a great school district and close to UCR, but there is shopping and entertainment close by (Riverside Plaza is not far, as well as the Canyon Crest and Mission Grove shoppping centers, which boast dining, theater, grocery, and other, smaller businesses).

Mission Grove runs between the Canyon Crest, Orangecrest areas of Riverside. It is an area located north and south of Alessandro Blvd along MIssion Grove Pkwy. Canyon Crest, Orangecrest, and Mission Grove are some of the most desirable communities in all Riverside not only for there location but also because of the distinguished schools close by. Prices are being bumped up because of mutiple offers on most properties for sale in these areas.

Canyon Crest is in the 92506 zip code. It is generally an older, more established area and considered to be a more upscale neighborhood. This area leads Riverside as the most desirable zip code and has seen an increase in prices over the last 3 to 6 months. There is also more demand than supply in this zip code (92506). Mission Grove is adjacent to Orange Crest and most of the homes were built about the same period of time. You could consider that area (92508) as the 2nd most desirable area of Riverside. Orangecrest is also experencing an increase in prices and more demand than supply.

Mission Grove is a community name that is just down the street from the area known as Canyon Crest. The two names are often used interchangeably, but they denote two separate areas of Riverside.

As for home prices, well in this area I would say they are generally going up. Listing inventory is down and there are a lot of first-time home buyers, as well as investors in the market. If you list your home at the right price (3-5% below market value), you will be surprised at the number of offers you will get. Depending on the location and condition of the home, there is a very good chance that it will sell over list price.
