In this market today, is it smart to buy 'beach property' in Belmar , NJ and expect to be able to rent it out

As everyone else has said "yes", the rental market is still strong...especially in the beach areas. Prices and interest rates are low therefore it makes it a great time to buy.

Hi Tom,

As the previous answers state.. it is an excellent time to buy a beach property. Sale prices are down a bit, but on the other hand rental markets at the beach thrive. Smart investors are realizing the current market and moving on properties. If you are in the market for a beach property this is the time, there are some good buys out there right now.

Tom-I think it's an excellent idea. This is a buyer's market, and more specifically, an investor's market. If you have the money to do it, it's a great idea, and rentals are extremely hot now, particularly beach rentals. If you need any help don't hesitate to call.

A good rental in Belmar will always rent. There are less and less available as the mayor and council are doing away with most of Belmar's rental properties. The decline has been dramatic over the last few years. There are less "animal house' style rentals and single family rentals in nice neighborhoods are hard to find.
What type of property are you interested in? A group rental property or an upper scale rental property?
The market in Belmar as in all the shore towns has been stable. Prices have not declined much since the height in 2005 and towns like Belmar and Bradley Beach are very desirable because towns like Spring Lake and Sea Girt have priced most buyers out of the affordable beach house market.
Renting it out and being in the black are of course two different things. If you just want anything close to the beach, will rent to groups, and want the possibility of the property carrying itself, you need to look multi-family. If you want a high end home that you will eventually move into and just want some added income to help pay the mortgage, that will cost you more.

there were very few rental signs up in season this summer - most properties seems to be rented. purchase price would determine if it is right- the town is a great place to live and vacation
