They need to show you all your local stats from you neighborhood to high school district of sales and pendings in last 90 days. Just like a appraiser they wwill have to work out trends and sales price $ per Sq ft and compare you home. Then they need a braceted, trigger point sales price. This will ensure 1-2 showings per week or a contract in the first 30 days. They then need to keep you informed and show you stats of your homes marketing and online exposure. If this does not happen the marketing is not correct or the market has shifted and you price is incorrect.
now the other end of the equation, interest rates are low but rising, buyers pricing is at a 10 year low, this is the chance to buy your dream home or a homme with a large ammount of equity that can offsset any loss on your present home.
