Mc,

Forbes recently put out an article saying Houston was one of the best marketplaces in the nation currently.

Best wishes,
Terri Hayley

Mc,
As one of my collegues said , anytime is a good time, expecially in Houston , Harris and her surrounding counties.
This is one of the fastest growing areas in the country. Texas has no State income tax. We are Tax friendly to Industry. We have pleanty of land to grow.
Are you investing in land to hold on to ? Are you investing in rental properties? Are you investing in commercial property? It makes no difference - this is a good place - the question is the location?
As you know it has always been Location, location, location. Houston is the first one now what and where will do nicely.

Let me know if I can assist. I deal with Residential and Commercial , I lease properties and I have a site for foreclosures on my web as well.

You've heard the phrase, "Buy low, sell high" right? Well, now is the time to buy low!! Houston, in general, hasn't been as affected as other parts of the country with the real estate "crisis", but we are seeing declining values for the first time in a long time. Not to mention foreclosures. So, yes, it's a great time to invest. Just remember location, location, location!

In one word - ABSOLUTELY. Prices are great right now, and it's still very much a buyers market. Go for a foreclosure, and the deals are abundant.

It really depends on the the type of investing you are looking to do. Short or Long- term investing. Prices are very low and it is a really great time to invest in specific areas of real estate around the Houston area. It sounds like you could really use some consulting from an investment expert in the area. There are so many different ways to invest in real estate, and i'm just not going to give a blanket answer of yes. Once again it really just depends on the type of investment you are looking to get into, and what your long and short term goals are for your investment portfolio.

I've invested in this area and have led many of my investor clientele to invest in this area. I also own a local development company in the area. Please contact me if you would like some consulting and to begin building or further build your investment portfolio.

The simple answer is YES!!! Rental rates for single family homes are in most cases better than an apartment (for what you get). There are not as many units to rent, and in most cases will be rented pretty quickly. Houston has one of the best job markets in the nation. My only caution-stay in the best school districts with neighborhoods with good amenities (pools and parks etc for resale purposes). Newer homes if you can.

Our market in the Spring area seems to have bottomed out making for some exceptional opportunities for buyers, whether as owner occupants or as investors. The major issue to address is to get your financing in place before you shop. The sub-prime debacle has changed financing options so what may have been available a couple of months ago may no longer be an option. Once you get that in place then you can identify what is going to fit your specific criteria. If you are only doing this for investment you should not consider it as a quick return on investment.

It depends on what part of Houston your are looking at. Interest rates are favorable and some neighborhoods are doing well.

In my opinion, it is a great time to buy investment property for rentals. In the Katy area, there's a lot of new building for hospitals, etc which will bring people to this area. Many of them will be renters and while we all hate to see it happening, the foreclosure market is making homes very affordable.

Don't forget Conroe!! We have the small town feeling and a very large lake too. We are considered Houston's playground. The demand for rentals is high here also, and we have great schools. Conroe is the birthplace of the Texas flag. Come up here and take a look!!

Yes.....Houston, Dallas, Austin, San Antonio, and El Paso are great places to invest. Prices are still low, # of renters still high, still good job growth, and cities are still growing. We're your Dallas-Ft. Worth investment experts if you want to take a look at this area.

It is a GREAT time, especially if you are going to buy a rental home. Many people who were getting loans in recent past years, and people who fell into the ARM loan's etc...have heated up the rental market in the Houston Area. Prices are pretty stable, and there are still some great deals out there!! Buy low, add some cosmetics and place it on the market. I recommend to all of my investors that they take out a Home Warranty on their homes to pay for any major repairs that might come up. The first year is usually about $350, and the tenant pays the deductible if they do need to call for a repair. :)
