I would like to know overall ratings on centex builders

Unlike most of the other respondents I am an actual homeowner. Therefore I have no "Skin" in the game. You should consider buying an older home that was not built by the likes of Centex or Pulte or Davis etc... These homes are built to bare minimum standards. That's to say they are the cheapest possible materials found and the cheepest labor (illegal immigrants). The designs for the HVAC and Windows should be criminal. The windows melt the siding on your neighbors homes and visa versa.

Forget receiving satisfaction on repair orders. They will cost you a fortune and will never be done right.

Hi Jone,

I live in a Centex community in Fishers, and I must say that I have been pleased with the quality and construction of my house. In speaking with my neighbors, I have not heard too many complaints, and when construction issues have arisen, Centex (now Pulte) has been responsive.

I have sold several Centex and Pulte homes to customer over the years without a complaint ... that is pretty good. I have sold new construction for other builders and can only make the same claim with one of them. Several of the builders I have dealt with in the past have done their own bailouts and bailed out of the market, some even taking deposits and earnest money with them. Your number one concern is that you work with an experienced Realtor who actually knows how to represent you in the construction and purchase of a new home. And, we offer cash rebates back to you. Great question. By all measures, Centex is as decent a builder of homes in their category as any other builder. If I were considering a brand new home, I would not necessarily rule out Centex.

But that's really only part of the story. The bigger concern I have about new suburban construction in Fishers is that values are extremely flat over the last several years. People who have built new homes in the last few years and find themselves either wanting or needing to move are getting hammered in the marketplace. They're often not able to sell at the price they paid just a few short years ago.

My opinion is this: if you're planning on staying in the home for a long time, then perhaps it might make sense to purchase a new home. If, however, you're not expecting to stay for that length of time, you might plan on taking a hit when you sell. If you're willing to bear the cost and the house makes sense for you at this time, then by all means go forward. Just go forward with your eyes open.

Centex has some very nice homes and build in some of the most popular areas in the Indianapolis metro area. If you have specific questions about available homes or neighborhoods, I'd be happy to provide what info I can. I can't speak to Centex - now Pulte - neighborhoods outside of the Indy area, but certainly have had positive experiences with Centex in Hamilton and Boone county communities.

Centex was recently bought by Pulte Homes, but prior to that my experiences as a REALTOR were very favorable. I would rank them high on pricing, floor plans, client service, and customer satisfaction both during and after the process. Pulte is one of my favorite builders for the very same reasons and their neighborhoods typically sell very well in the Indianapolis area; I am most familiar with Carmel and Fishers. They build in very popular areas and have many choices on floor plans. They include many things as standard keeping your cost closer to the billboard pricing you see outside of all new construction. They are also very energy efficient in their build process. My most recent contract was with Pulte and we were able to get an excellent price on a spec home on nearly a 1/2 acre which is tough in new construction.
