lot size, how large, and what is the monthly rent you NEED....... will all play into a possible answer.
And even then, who can predict when the next renter comes along looking just for your home in your location at your rent?????? When renting a property, you always need to count on not always having
a renter in it....

Time will not be an issue as long as you are leveraging the service of a good property manager, and your house is ready to be moved into. Otherwise, you should make sure you market your vacancy before your current tenant moves out and do good screening before accepting a new one.
