I want to know how much the market value for my house

My home address : 2670 Cheshire Dr, Aurora Il.
I would like to know how much the market value for my house. If possible give me a list for current houses sold 1 mile from my house.

While it was nice of Tim to give you a list of houses sold just as you requested, please keep in mind there are so many factors involved in determining the true market value of a house.

To begin with, some of these "SOLDS" on Tim's list are from 2 years ago. The market is not what it was 2 years ago, so be very cautious in using that information.

Secondly, this list is just that: A list. There is no indication of square footage, lot size, number of bedrooms, baths, updates, etc.

Honestly? Rather than take a shot in the dark and possible misprice your home (A bad move in any market. A very foolish move in this market.), your best bet would be to consult an experienced area Realtor. Most Realtors are more than happy to give you a complimentary market analysis.

Patty is correct! You should consult a realtor. I would never take a stab in the dark as to you homes value.
These "solds" are just that. SOLDS. They are not an accurate reflection of what is happening in your market place in the NOW!

You paid $331,000 for this house in 2004. You probably experienced some appreciation from 2004-2005... let's say 5%... That would put current value around $345-350,000... This also depends on any upgrades you have done... If you haven't done anything to upgrade the house, it is possible that the value may not have increased or even gone down... For example, if the roof / mechanicals / etc. are older and are closer to needing replacement that will have a negative affect on the re-sale... If you have finished the basement / replaced the roof / put a new furnace in / redone the kitchen / etc... then you may be able to sell for a higher price...

In order to give you an accurate price for your home, I would need more information like number of bedrooms & bathrooms. Does is have a basement, garage, etc. Why does this make a difference? I researched the value of all the homes on the market and that have sold 1 mile from your house in the last 6 months. They range from $150,000-$675,000. Fepi-I see that you have not put your house on the market yet. Were you looking to sell or just trying to find out what the comparable homes are selling for in your area? I know your subdivision and have showed many homes in the area-please let me know if you would like me to do a home evaluation!

I agree, you need more specific information. These homes could be larger/smaller, or better worse condition than your home. You have no idea what number of bedrooms & baths there are and what kind of upgrades people have done. You would also need to take into account homes that are currently on the market, aka your competition. Any agent worth their salt will be willing to come to your home, review what you have to offer and return to your home to present an in-depth market analysis.
