I've seen new homes I like in Walkill for aprox $400K but my price range is 300-325K would I have a chance

It doesn't cost you anything to negotiate. Depending upon how long the house is on the market and the seller's motivation, you never know. I would, however, start looking at homes more within a reasonable range to my buying point setting yourself up for disappointment.

The Wallkill area is my specialty. As the previous answer stated, it does not hurt to negotiate. However, wtih a difference of $75,000 to $100,000, you are better off looking at homes around the $340,000 range. Sellers have been coming down in their prices in this area. They probably feel at $400,000 that they have already compromised to that number, why should they go even lower?
