The Wallkill area is my specialty. As the previous answer stated, it does not hurt to negotiate. However, wtih a difference of $75,000 to $100,000, you are better off looking at homes around the $340,000 range. Sellers have been coming down in their prices in this area. They probably feel at $400,000 that they have already compromised to that number, why should they go even lower?
