Are you currently working with a real estate agent? If not, this might be helpful..
Also, you might want to pay a few bucks to run an ad in the local paper with this information. Keep in mind the fact that people looking to "lease with the option " will also be seeking some level of security and normally will be looking for a sizable nonrefundable deposit.
