I own the 9.4 acre lot with an older 5br 2 ba home at 670 W. Belford Rd. Imperial. What is the estimated worth of this property on the market today?

The 3 br ! ba home was built in 1947. A 2 br 1 ba addition was built around 1970. The place was previosly a cattle feed lot. The land needs to be cleared and possibly surveyed. It has water rights and access to the dandelion canal.

Hi rick, the comments above from the other realtors is correct this is a special property and would definitley need to be look at before a value is given. Hi Rick - "country" style homes as they are referred to on our local MLS are hard to value without seeing the property, the land and the zoning. They also are part of a niche market of buyers. Many buyers are not willing to commit to the maintenance and the isolation of a country home, while for some buyers it’s the only kind of home they would like to buy. This results in a longer listing period than normal for most country homes if not priced correctly. Looking at the comps in your area for multi acre estates prices general range from 170k to 700k, depending on the style, location, usability of the lot, upgrades in the homes, square footage of the homes, and the zoning. As Dan previously mentioned, utilizing an online valuation site Zillow or Eappraisal are only going to be helpful if the county records show property characteristics information online, which in Imperial County they do not.

In order to get a generalized idea your request a REALTOR(r), such as myself, perform a CMA, I call them a current market analysis to provide a value range, however if you want an exact value of your property at a specific point in time, then I would request an appraisal.

I perform CMAs for a fee based on several factors, however I credit the fee back if I end up listing your property for sale. The appraisal will run you anywhere from $350 to $500, my CMA is about half the cost.

Anyone making a guess here based on your description wouldn't be much better than what you could look on Zillow.com or Eppraisal.com. Zillow admits they are not a reliable source to base a purchase and sale on, but only a starting place.
If you are just interested in a general idea, check out either site, punch in your address and see what they say. If you are seriously considering selling the property, you'll need a local professional agent to come out and inspect it, make suggestions on how ti maximize your value and provide you with a Comparative Market Analysis. Agents will do this for free in most cases in the hope of earning your business.
