I'm not familiar with the area. What's the problem you're running into? I'd suggest both Craigslist and a local Realtor. I just went on Craigslist and found over 30 houses for rent in and near Franklin, 3 or more bedrooms. I put the link below.

Second, a Realtor will have access to the MLS, and a lot of properties (for rent, not just for sale) are listed there.

And, third, if all that fails, here's a little trick: Ask the Realtor to run a list of properties that meet your requirements (3 bed, 2 bath, 1800 square feet, in or near Franklin) that either are expired listings or that have been on the market for more than 100 days. Then, have your Realtor approach the owners and see if they'll consider renting their properties. If they're vacant....in the dead of winter....a lot of them will be willing to. That's a market that no one else is tapping, because those properties aren't listed for rent.

FIRST ANSWER

Google " property managemtn in 46131" and you should find a few firms that manage rental homes for investors.
You may also look into Craigs list as well. Rent.com is big but usually does not feature single family homes where I do business, but you could check it out.
