I need a CMA for a property I own in PA; will a Realtor company do it for a profit? Thanks.

Hi, Sandy!

First I would like to mention to you that a Comparable Market Analysis is not an appraisal. Only an appraiser can do an appraisal. A Market Analysis only gives you the market value of the home.

The question is, why do you want a CMA (Comparable Market Analysis) done? Are you considering placing the home on the market? Since the market is constantly changing, a market analysis is best done when you are ready to sell the home. If you are thinking of selling it in the spring, you will need to get a CMA done at that time. If you just want to know what the current market value of the home is, an agent can do one for you.

Whether or not the agent will charge you for it will depend on the individual and brokerage firm.

I suggest interviewing several agents for the job of selling your home. It is a very large investment and you should have someone you trust and feel comfortable with do the job and get it done right. Not all agents work the same. Find one that is right for YOU.

FIRST ANSWER

What we usually do in our company is not charge for a CMA if the client is going to end up listing with us. That way we are not "double" charging the individual. However, if someone was just looking for a CMA, then there would be a nominal charge for the work being performed by the Realtor. Remember, a CMA is not an appraisal. Thanks
