You've probably noticed a reduction in the number of "for sale' signs throughout Rotonda in comparison to this time last year--that's because the inventory has been reduced due to a number of factors. Sellers who have come to terms with the current market value of their home, and have priced accordingly, have seen activity. Very low mortgage rates, tax incentives and great prices have encouraged buyers to jump back in again.

As a seller in today's market, be ready to compete for the attention of savvy buyers who have the best cards in their hands. You'll need an aggressive marketing campaign and a reasonable price. Interview a few agents and they'll be able to give you their opinion of what price will bring your home the most visitors. Ask each agent how they plan to market your home to bring the most interest. It is very important to give each agent the opportunity to view the inside of your home prior to offering you their opinion--I do not feel it is ever possible to give a true assessment without knowing the condition of the inside.

While it is best to get a professional opinion, educating yourself on currently available properties and those that have sold recenly will go a long way to making a good decision. When choosing a broker to represent you, be sure you are getting the best deal possible. Be sure the broker does not charge additional, unnecessary fees to pad their bottom line. These are often called "Transaction Fees". I quit working for a francise broker and formed my own company specifically because they charge this unfair fee. We receive fair compensation for our work and at my company we don't believe it is fair to "nickle and dime" a customer.

Fitter - As a follow up to my first email. After a quick anaylsis of MLS data, there are currently 7 homes for sale on your street. Asking price ranges are from $249,000-$349,900. 5 of the on the market homes are 3/2/2's all with pools. The other two have pools but are 4/3's and one is a 4/4.

There were 5 actual sales on your street last year during the time period of 7/15/2009-10/27/2009. The actual sales prices were $155,500,$158,500,$195,000,$211,000 & $230,000. All of the homes had pools and were 3/2/2's or larger Below are two links so you see the actual comparables. After review I'm sure some of these homes you've been in or know the seller. I'd be happy to give you my professional broker price opinion. I lived in Rotonda for 4 years and do a lot of business there. As explained below I could give you a ballpark estimate just from a conversation with you and reveiwing Charlotte County Appraisers site but the best way would be to actually come out and look at the house. Your best bet is to contact a local broker who can view your property and can offer you a free broker price oppinion. Without seeing it, you will only receiv ballpark estimates. The broker will be able to tell you what you should ask and what type of offers you will receive and what you will probabily end up selling it for. If you do not know any brokers in your area, i can refer you to some agents in the area. good luck with your sale.
