If you agree, then give me a thumbs up. When does the beach market pick up? Once people start going on vacation, the first warm weekend, or a month or two before they want to start using it so they can close in time for the summer?

I work this market and also the Triangle to Triangle market in central NC. I think the remark about how close to the water is totally accurate. I have a link to Carteret county on my website, so check it out and e-mail me if you see something you like.

In PKS you do not want to work with price per sq ft. Prices are based on how many blocks you are from the water. Last year prices skyrocketed in Atl Bch and three rows back started going up in price. I've heard that things have come to a screeching halt. I also heard that they are planning on dredging in PKS. That makes a mess for about 6 months. I would wait to buy went things look messy and the sellers are feeling the strain of the off season.

It is going to vary..you need to better define the sf, number of rooms, and amenities you are looking for.
