Those sites are good starting points for rental comps. Also calling a local (to the property you want to purchase) property manager can help you and your friend decide whether the market is worth pursuing. Property managers are usually frank about the market, vacancies, tenants, and lease amounts. Not really looking to do either at the moment. An out-of-state friend asked me for the research. He's interested in the foreclosure market, but not in the immediate future is my guess.

I'm a local home inspector here in Vegas and I do a lot of advertising through email, but I also know how frustrating and time consuming it can be going through all the junk email out there. Thank you so much for your information. Unfortunately I do not have MLS access. What I'm trying find are rates and statistics for single family homes renting in the south and southeast valley - Geen Valley, Anthem, Seven Hills, Henderson, etc. (spec. 89011, 89012, 89015, 89052, 89074 . . . ). I am trying to determine how much an investment property could rent for in a specific area and how long it would it take to rent it out, given the current market. Thanks again!

Hi Dean,
I have access to the average rental price by zip code, for the rental properties listed on the Las Vegas MLS. Just get in touch with what you're looking for. Obviously that wouldn't include those from unlisted property management or private owners, but it might give you a ball park. If you wanted to check the actual Vegas rental listings currently available on the MLS for a specific area, you can do that at my search site if you'd like. http://search4lasvegashomes.las.mlxchange.com/?Page=909721 Just select #7 Residential Rentals, and on the next screen enter a high end price, along with any other criteria. Can also specify a street or subdivision and see if anything availble. Other than that, there's Rental Slicer, although it appears they only collect data available from other sites on the net and for some reason include places in CA among the Las Vegas listings.
