No agent should give you an answer without knowing exacly what and where the home is. South Lake Village has within it's approx 600 homes areas that sit on lakes, sections in gated communities, and (Made by David Weekley) both custom and production homes. The numbers you are seeing are WELL below the average for South Lake.
I sold a home in Kelliwood in March. the home had just under 3000sqft and I sold it for 238K ...of course that was with closing costs built into it.....so in reality my buyers bought it for just under 230K
At that time we were looking at homes in the 3000 sqft range......they were usually listed in the range of 225-300K
As several of the agents have mentioned its easier to actually see the home before making a decision on market value. and sometimes you have to broaden the search if the homes right around it arent as active.
I would have to agree with both of these agent...that ..probably between 250-300K..maybe a smidge more.....of course other variables include condition of property and updates...etc..

It is nearly impossible to give approximate pricing. However in all truth The selling price would be what you and the buyer agree too!
Using your sq ft and yr build in S Lake Village the MLS only shows one sale in 1991. That is using 3000-4000 sq ft and using yr builts 1991-1996 and its sold for $249,900 on Castlewind. However each home has amenidities to offer and that is using nothing in your case. In order to be fair with you, an agent must truly look at the home and consider everthing, there is a much larger picture at stake.
