I have a son will start first grade this year. Sure I am looking for a good school neighburhood in Concord. I am a first time home buyer. in addition this I work in San Francisco If I can find something newer and closer to bart would be great. My budget is not more than $400K

There are a number of areas both in and out of Concord I would suggest given your price range and where you work. We have worked with a number of first time home buyers and would love the opportunity to help you. I also have young kids so I understand how important finding the right schools and neighborhood can be.

I can also recommend a great lender if you need to get preapproved for a loan. Please feel free to check out for the most recent property listings. I look forward to hopefully working together.

Concord is a great area and has much to offer in terms of affordability. I know because I live there and have 2 rentals there as well. For 400k you can find a nice single family home in a good neighborhood (and live right around the corner from me). Nearly all of Concord is accessible form as many as 3 BART stations with less than a 5 minute commute in some cases.

Call and I can show you some great inventory in top condition and be well under your price point.

Hi Colleen,
You have been given lots of helpful information. Let me throw Martinez into the mix. It actually has been schools than Pleasant Hill and Concord and is still a value for home buyers. Bart is close also. Please align yourself with a realtor that can assist you to figure out all the variables and has the expertise to guide you in the best direction for your family.
Good luck with your search,

There are two things to consider. Best House or Best Schools. You will get the best house for your $ in Concord. You will get the best schools in Walnut Creek. A happy medium would be Pleasant Hill. If you want to live in Walnut Creek you will have to settle for a Condo, or a Townhome. If you desire a Single Family Detached Residence then you will have to buy in Pleasant Hill, or Concord. For the most part $400,000 is the starting price for homes in Pleasant Hill, while $400,000 buys a very nice home in Concord. If you don't mind driving ten minutes to the Bart, I would recommend houses on the Concord / Walnut Creek border off of Treat Blvd, and Ygnacia Valley towards the Clayton Border. If you would like me to send you some listings and school API's, please send me an email.

Hi Colleen,
We moved to Walnut Creek last year with 2 kids. This area is great for kids. A lot of the neighborhoods in Concord that have good schools aren't near BART. Have you considered Pleasant Hill or Walnut Creek? Pleasant Hill is more affordable than Walnut Creek and the schools have a good reputation.

Colleen...$400,000 will buy you a lot of house in Concord. If schools are important, consider also Walnut Creek. You may not be able to buy as much home, but resale down the road will be better...and the schools are better. Bart is easily accessible from both. (Dublin may also be another area to consider...)

Hello Colleen,

I have represented many first time homebuyers. Even with builders. I just got a young family into a brand new home in Concord for $400,000. I have some ideas, but not guarantees that I can keep it absolutely below $400,000.

By the way, I live in Concord and blog a lot about local neighborhoods and median home prices at
